In a blog post published last year on Smart Buildings, we explored why JLL Spark invested in VergeSense. As we noted in our previous analysis, the challenge facing our enterprise clients isn’t just collecting occupancy data – it’s transforming that data into actionable insights that optimize spaces, reduce costs, and improve employee experiences.
The investment thesis is clear: enterprises need technology that answers critical questions such as whether to renew leases, how to right-size spaces, and how to balance cost optimization with user experience. Since the investment, we have demonstrated that through a solid partnership between JLL Spark, VergeSense, and JLL’s partnership and account teams, we have been able to successfully deliver these outcomes to many clients.

Since publishing our blog post last year, it is worth noting that VergeSense’s product has evolved significantly to become a comprehensive occupancy intelligence solution that ingests data from multiple sources—sensors, WiFi, badge swipes, and third-party integrations including MS Places, Eptura’s suite of products, Cisco Spaces, and Aruba Networks.
The latest advancement introduces Predictive Planning capabilities that transform workplace strategy from reactive to proactive. Built on VergeSense’s proprietary Large Spatial AI Model trained on over 200 million square feet of occupancy data, the platform now offers demand forecasting, scenario modeling, and automated space supply analysis. The Breakpoint Analyzer identifies hidden capacity constraints by revealing the “true supply” versus theoretical capacity, helping organizations understand exactly when and where space types will run out. This enables workplace leaders to stress-test future scenarios including headcount growth, policy changes, and design modifications before making costly real estate decisions.
