Bridging real estate and technology: Growth Principal Arnaud Bouzinac
What defines me and has driven my career from day one is my curiosity and passion for international exchanges and collaboration. I am also a big architecture enthusiast, and I love to keep learning about technology and the latest breakthroughs in science.
Working for JLL Spark is truly a unique opportunity for me to combine all of these interests and work at the intersection of real estate and technology on a global scale—both subjects having been driving forces throughout my career. Prior to joining Spark, I worked in property development, learning the fundamentals of the industry, then moved to organizing global events for property decision-makers. As part of that experience, I became an early advocate for real estate’s digital transformation, pioneering industry connections between PropTech companies and established real estate players.
What business line do you support?
I support JLL’s global enterprise or corporate services division (Work Dynamics), which includes workplace management, portfolio management, and project management services. Specializing in this specific area of the business allows me to have a deeper understanding of the services they provide to our clients, the pain points for the client and service delivery sides, and the technology gaps and opportunities. This gives me the ability to contribute to our investment strategy by understanding which companies can add value to the division I serve and create strong connections between its business leaders and our relevant portfolio companies and solutions.
Can you provide examples of notable projects that help our portfolio companies scale within JLL and/or with JLL’s clients?
We are most successful when we can either integrate a portfolio company’s solution into a business line’s core tech stack or service delivery model, or when we can form a commercial partnership that enables JLL to distribute products at scale.
Some examples include OpenSpace and INGENIOUS.BUILD, which have integrated into our project management tech platform and service delivery and are used daily by our teams to perform their jobs more efficiently and deliver superior value to our clients. Using 360° imagery, computer vision, drones, BIM integration (OpenSpace), and powerful workflow automations (INGENIOUS.BUILD), our clients can now comfortably and safely monitor their site evolution remotely while receiving more reliable reporting and faster project execution.
VergeSense, JLL’s occupancy intelligence platform that is commercialized to JLL clients globally under a partnership agreement, has been one of JLL Technologies’ most successful initiatives both in terms of revenue generated and value delivered to our clients—helping them make informed decisions about their workplaces and portfolios based on reliable data and analytics.
How does JLL get value from our portfolio companies’ technologies? How are JLL Spark investments helping sales teams win deals?
According to a recent client survey, approximately 80% of clients are aware of JLL Spark and value the fact that JLL has a corporate VC. This is also a great differentiator for attracting and retaining talent, especially young and digitally capable professionals.Â
Leveraging Spark technologies, our teams become more agile and efficient, can do more with less, and outpace our competition in service delivery standards and sales effectiveness. Some Spark startups (like VergeSense) have helped strengthen our IWMS offering and enable our sales teams to offer higher-value, more comprehensive technology packages to our clients.
Discuss your views on emerging technologies or industry shifts and how they will benefit JLL
I am excited about current developments in AI and robotics, which are opening entirely new perspectives for a data and operations-heavy business like JLL. I believe these two technologies will help JLL create entirely new business models and service delivery approaches that will benefit us and our clients by reducing costs, increasing margins, and making our business practices more efficient and sustainable.

I am particularly humbled to contribute to the transformation of this industry toward a more sustainable and user-centric model as we reinvent how the urban environment is financed, built, transacted, and operated.
