JLL Spark and qbiq: Elevating the AI-based architectural solution to an industry standard

From vision to reality

In 2018, while exploring a personal real estate investment, I struggled to determine if the space met my needs. I wanted to ensure my requirements were a good fit before deciding, but when I reached out to architects, I quickly realized a big market problem. For them, it was a small, low-priority task, leaving me stuck and dependent on their insights to move forward. I saw a major opportunity for technology to solve this—despite the fact that no such tech existed at the time.

What started as a quick “test-fit” quickly turned into a realization: the dependency and long manual work on architectural plans is a bottleneck in many aspects of closing real estate deals. We knew technology, AI in particular, could change that. Our goal was to remove reliance on any individual to move deals forward, providing instant clarity to decision-makers.

What we didn’t anticipate was how quickly our vision would align with one of the largest players in commercial real estate: JLL.

Partnering with JLL Spark: A catalyst for growth

JLL Spark’s investment in qbiq was a statement that the future of real estate decision-making belongs to those who can bring clarity, speed, and scalability to an industry that demands it. And it came from a company that not only believes in innovation, but actively uses our technology across its global operations.

How it all started

Our relationship with JLL began more than two years ago, with a shared understanding that “future-fit” planning needed a fundamental shift. The inefficiencies of traditional architectural workflows were slowing down deal cycles and limiting what real estate professionals could achieve. From the outset, we aligned on a vision: to empower every real estate stakeholder, from landlords and brokers to tenants and architects, to make faster, smarter, and more confident decisions with automatic architectural solutions.

JLL saw firsthand how qbiq’s AI-driven platform could accelerate transactions, reduce leasing friction, and unlock the full potential of any given space. What started as an exploration quickly evolved into a deep integration across multiple business lines.

Scaling at a global level

Since JLL’s investment, we’ve been working together to scale qbiq’s impact across their global operations. Our technology is now being used in agency leasing, tenant representation, workplace strategy and the Project and Development Services group (PDS), driving efficiency at every stage of the deal cycle.

Specific milestones include:

  • JLL generated over 85m square feet of layout plans and virtual tours via qbiq
  • Expansion into LATAM, EMEA, and APAC global markets, allowing JLL service providers and clients to generate layout plans and 3D virtual tours in minutes
  • Integration into JLL’s leasing and workplace solutions, transforming how space is marketed and optimized
  • Evaluated properties in over 33 countries

Through our collaboration, we’re redefining the way spaces are envisioned and brought to life.

Mutual growth and innovation

One of the most exciting aspects of this partnership has been the co-development opportunities. Working alongside JLL, we’ve refined our platform to better serve real-world challenges at scale. Their teams have provided invaluable insights, helping us enhance our AI models, improve our user experience, and introduce new features that make qbiq even more powerful.

The right partner changes everything

As a founder, I’ve learned that the right partner is one that challenges you to think bigger, move faster, and execute better. JLL Spark has been that partner for us. They’ve provided not just resources but a global platform to prove what’s possible when AI meets real estate.

I’ve seen firsthand how this partnership has elevated qbiq from an industry disruptor to an industry standard. And we’re just getting started.

What’s next?

With JLL’s continued support, we’re focused on scaling even further: expanding into new regions, new verticals, refining our AI models, and unlocking new ways to make space planning effortless for every real estate professional.
